5 Common Plumbing Problems and How to Spot Them Early

Plumbing problems rarely appear out of nowhere. In most cases, your system gives you warning signs long before an emergency happens (if you know what to look for). At Rooter Man Plumbing, we’ve been helping Charleston homeowners and businesses for over 20 years, and we’ve seen the same issues cause stress time and time again. The good news? By spotting the signs early, you can save money, avoid water damage, and keep your plumbing running smoothly.

Here are five of the most common plumbing problems, and how to recognize them before they become bigger headaches.

1. Slow Drains

A sink, shower, or tub that takes forever to drain isn’t just annoying… It’s usually the first sign of a clog! Hair, grease, food particles, and soap buildup are common culprits. If you notice gurgling sounds or standing water, it’s time to act. Catching a slow drain early may save you from a full blockage that requires emergency service.

2. Leaky Faucets or Toilets

That drip-drip sound might seem minor, but it adds up fast, both in wasted water and higher bills. A leaking toilet can waste hundreds of gallons a day. In some cases, leaks are caused by worn-out washers or flappers, which are inexpensive fixes. If left untreated, though, leaks can damage floors, cabinets, and substructures around the fixture.

3. Low Water Pressure

When your shower feels more like a trickle, it could be a symptom of bigger problems. Low water pressure often points to hidden leaks, pipe corrosion, or sediment buildup inside your plumbing. If multiple fixtures in your home are affected, it’s a sign that you need professional inspection before the issue escalates.

4. Water Heater Trouble

No hot water? Inconsistent temperatures? Strange popping noises? These are all early signs that your water heater needs attention. Sediment buildup inside the tank is a frequent cause of problems and reduces efficiency. Flushing the system and scheduling annual maintenance can extend your unit’s life and prevent costly replacements.

5. Running Toilets or “Ghost Flushing”

If your toilet runs constantly or refills on its own, even when nobody has flushed, you could be dealing with worn-out internal components or a water pressure issue. Not only does this waste water, but it can also point to bigger plumbing inefficiencies. Addressing it early prevents higher bills and protects your system from unnecessary wear.

Why Early Action Matters

The sooner you address these warning signs, the less likely you are to face costly repairs or water damage. Charleston homeowners trust Rooter Man Plumbing for prompt, reliable service, and you can too!

Dealing With a Leaky Outdoor Faucet? Charleston Repair Tips

Your hose bib, also known as an outdoor faucet or spigot, may not seem like a big deal, but when it leaks or freezes, it can cause major plumbing problems and unexpected repair bills. In this post we will break down why this small portion of your home's plumbing system matters more than you would think.

Why Your Hose Bib Matters

This small fixture connects your home’s water supply to your garden hose. It’s used year-round for everything from watering plants to washing cars, but when a hose bib leaks, even slowly, it can; waste water, damage your siding or foundation, freeze and crack the pipe, and or cause mold or rot behind walls. Hose bib repairs are easily avoidable if you know what to watch out for.

What Should You Watch For?

If you see dripping water, a loose handle, or moisture around the faucet when it’s turned off, it’s time for a repair. Minor problems like worn washers can often be fixed quickly, but hidden leaks, corrosion, or freeze damage usually call for a pro.

Pro Tip: For safe and efficient repairs, trust Rooter Man’s outdoor faucet services in the Charleston area.

When to Call a Plumber

DIY repairs are fine if you’re handy and capable, but when the leak is inside the wall or connected to copper pipe, a professional plumber can properly diagnose and repair the problem, reducing potential damage from leaks. If drywall or siding needs to be removed, your plumber will explain the repair options and walk you through the next steps.

How to Prevent Hose Bib Issues

  • Inspect your hose bib every spring
  • Disconnect hoses before cold weather
  • Add an insulated cover during freezes
  • Upgrade to a frost-proof hose bib

Tired of Recurring Clogs? Here’s Why Water Jetting Works Better Than a Snake

When a drain backs up, most homeowners think about utilizing a drain snake to clear the problem. Snaking your drain can help in the short term, but for stubborn or repeat clogs, it’s often just a temporary fix.

If you’re looking for a more effective, long-lasting solution, it might be time to consider water jetting (also known as hydro jetting). More homeowners and businesses across Charleston are relying on powerful jetting services to keep their plumbing running smoothly, and for good reason.

What Exactly Is Water Jetting?
Water jetting uses high-pressure water to blast away grease, sludge, roots, and debris from inside your pipes. Think of it like a power wash for your drainage system. Jetting safely and thoroughly scours your pipes clean with no chemicals, no digging, and no scraping. Jetting is a safe and effective way for all home and business owners to clear out their clogged systems.

Why Water Jetting is Preferred over a Plumbing Snake
Plumbing snakes are designed to poke a hole through a clog, which is what allows water to start flowing again, but they often leave behind buildup on the pipe walls, meaning the clog isn’t truly gone. Water jetting, on the other hand, completely flushes out years of grime and buildup. After jetting, your pipes flow like new, and you’re far less likely to deal with recurring clogs.

When is Water Jetting the Best Choice?
  • Grease buildup in kitchen drains
  • Tree root intrusion in sewer lines
  • Soap scum and sediment in older plumbing
  • Commercial drain maintenance for restaurants and businesses
  • Recurring or severe main line clogs

Can a Drain Snake Still be Used?
For small household drains or minor clogs, a plumbing snake can do the trick clearing out a drain. The items stuck in these drains causing blockage are not typically built up over long amounts of time, and when the blockage is loose enough or soft enough to dislodge a drain snake works well. Constant and stubborn buildups are best handled by jetting services as it does much better at clearing out and completely removing all forms of blockage.

Pro Tip: For smaller house drains Rooter Man also utilizes what’s called a closet jetter. It’s a smaller hose which works great on kitchen and bathroom drains.

Recapping the Benefits of Water Jetting
  1. A More Powerful Clean. High-pressure water cuts through grease, roots, sediment, and other stubborn blockages.
  2. Long-Lasting Results: A thorough cleaning means fewer clogs down the road.
  3. An Eco-Friendly Solution. No harsh chemicals, just high pressure water.
Stop Fighting the Same Clog Over and Over

No Hot Water? Here’s What to Do If Your Water Heater Stops Working in Charleston

There’s nothing worse than jumping into a shower and getting hit with ice-cold water. If your water heater has suddenly stopped working, don’t panic. Whether you’ve got a gas or electric unit, there are a few things you can check before going to google to search for plumbers near me.

1. Double-Check the Obvious First

Sometimes the problem is simpler than it seems. For electric water heaters, make sure the breaker hasn’t tripped. Flip it off and back on if needed. For gas water heaters, check to see if the pilot light is out. If it is, follow the manufacturer’s instructions to relight it if you feel comfortable doing so.

Also, you might want to confirm that no one in the house recently used up all the hot water. It sounds silly, but this happens more than you would think, especially in busy homes with higher water usage.

2. Second, Listen for Strange Noises

Is your tank making banging, popping, or rumbling sounds? That can be a sign of sediment buildup at the bottom of the tank. Over time, this can reduce heating efficiency and even damage your unit. If this is happening, a professional flush might solve the issue or if your unit is old enough, and hasn’t been flushed, you may be looking at a replacement.

Pro Tip: Flushing your water heater once a year especially if you have a tankless model like this one on the right. Flushing your water heater helps prevent sediment buildup and keeps it running efficiently. In fact, some warranties actually require annual flushing and may be voided without it, so it’s worth checking your unit’s manual.

3. Check for Leaks Around the Tank

If you spot water pooling around the base of your water heater, turn off the water supply valve and call a local plumber right away. Leaks can lead to major water damage fast.

Some water on the ground might just be condensation, but if it’s a large pool, consistent leaking, or the tank is rusting then don’t wait.

4. Smell Something Off?

If you have a gas water heater and notice a rotten egg smell, that could be a gas leak. Don’t try to fix it yourself, shut off your main gas line if you know where it is located and evacuate your home. Once you’re outside, call the gas company immediately to report the leak.

5. Look at the Age of the Heater

Water heaters don’t last forever. Most have a lifespan of 8-12 years, depending on the brand, type, and maintenance. If yours is pushing that age and giving you trouble, replacement may be more cost-effective than repair.

When Should You Call a Pro?

If your DIY checks don’t solve the issue or you’re unsure about anything then give your local plumber a call. At Rooter Man, we’re experienced in diagnosing, repairing, and replacing all types of water heaters, including tankless and traditional units. In June we responded to a water heater call and tried to reignite the burner in the photo below. Sadly we were unable to do so, and ended up replacing the unit, but you can count on us to repair first, and replace second.

Charleston Hurricane Season Prep: Don’t Forget About Your Main Utility Shutoffs

When hurricane season rolls around, most of us double-check our emergency kits, make sure we’ve got plenty of water and batteries, and look up our evacuation zones. Now those are all very important, but one thing many homeowners forget to do? Locate and shut off utilities. Today we are going to share reasons why shutting off your main utilities is an important step in hurricane preparedness.

Know Where Your Main Water Shutoff Valve Is

If high winds or flooding damage your plumbing, you could end up with a broken pipe or major leak even after the storm has passed in some cases. That’s why knowing how to shut off your home’s water supply is so important.

Where can you find your main shutoffs?

   - Near the water heater

   - Where the water line enters your home

   - Inside a ground-level utility box near the curb

Pro Tip: If the valve is rusty or hard to turn, it might not work when you need it most. Consider replacing it if it looks worn out before any storms arrive.

Find Your Gas Shutoff Valve

Storm damage can also lead to dangerous gas leaks. Strong winds or flooding may loosen gas connections without you realizing it. If you don’t already know where your gas shutoff is located, now’s the time to find it. Start by looking for your gas meter on the outside of your home or along your property line. Keep a gas shutoff wrench or tool nearby, and learn how to use it before you need it.

Pro Tip: If the valve is rusty or hard to turn, it might not work when you need it most. Consider calling your local plumbers, and replace it if it looks worn out before any storms arrive.

Locate Your Sewer Cleanout Cap

Here’s one many people overlook: the sewer cleanout cap. It’s a capped pipe that sticks out of the ground, usually white or black, and can often be found near your foundation, in a garden bed, or along the property line. During a hurricane, heavy rainfall and flooding can overwhelm sewer lines. That can cause backups into your home’s drains, toilets, and tubs.

Pro Tip: If water starts backing up, knowing where your cleanout is located allows a plumber to release the pressure quickly, or block incoming flow if needed.

Evacuating? Take a Few Minutes to Shut It All Down.

   - Main water valve

   - Gas supply

   - Check your sewer cleanout cap

These steps only take a few minutes but could save your home from major damage if utilities fail or lines break while you're away.

Quick Recap

Getting familiar with your home’s water, gas, and sewer systems may not be the first thing you think of when prepping for a storm, but it should be on your list. A little preparation now can help you avoid major problems later.
